Trump is busy fucking up the economy for everyone else so he can benefit his billionaire buddies and make himself rich -- he's made $3 billion off of the office WE put him in in just 8 months. Economic anxiety for everyone but the top 10% is not just a feeling, it's fact-based. So, fucking address it. This quote is solid: "a blistering assault on economic elites, a moderate stance on cultural issues and the rejection of politics as usual." Focus on economic issues. On cultural issues, the stance should be "I want everyone to get a fair shake. And we should leave people alone. Your enemies aren't your neighbors -- they're the fat cats in DC and Silicon Valley sucking dollars out of your wallet so they can make another billion." Immigration is easy: we need to both enforce our laws and fix the parts of our law that are broken. We shouldn't have an open border, but we also don't need thugs beating up your hardworking neighbors. Fix the system so it works. Don't break it even more so you can build a private army that he WILL turn against you, it's just a matter of time.
  21. I'm pretty sure most of them have, and share Charlie Kirk's viewpoint on the value of freedom to own an arsenal over the collateral damage. We need to stop acting like we can change peoples' values in any way other than our own behavior -- to be examples ourselves. It's only transactional if you are dealing with someone who has values that aren't yours.

Simmons and Lea are both Vanderbilt alums, and have gotten some pretty decent investment in facilities. I'm not saying Lea won't leave for another job, but both have been pretty vocal about making Vanderbilt a regular football power. And they've been pretty successful so far in taking steps to that direction. I'm not sure Lea will leave for another program at this point, and certainly Simmons isn't going to follow him just because...Simmons is already extremely wealthy. I think these guys want their school to win at football.
  23. IMO the bigger issue is that single family housing is considered an "asset class" for non-residents to invest in at scale. When a THIRD of the market is being used solely as investment vehicles to extract rents out of families and indivuals.... That's gonna really fuck shit up Cherry picking a short time frame is a choice it's still nearly 40% elevated from pre-COVID, even if it's down from the absolute peak
