  3. Can't remember if I posted this over the summer. Spent much of May looking for an old coyote's den, then several weeks hidden and waiting for the pups to emerge. One day this momma griz hopped over a ledge at twenty feet away. No bueno. She spent a minute pacing and popping her jaws while I backed away. Luckily she was relatively chill and I snapped this pic once I'd backed up to a hundred yards or so.

Had a real shitty past week - had to let my dog cross the rainbow bridge, but turned the corner for the weekend and went out in public (other than errands) for the first time in six weeks and made it to TX/OU. I have this week off (going to Kentucky for the game/fun this weekend) and then start my last chemo round next Monday, and god am I looking forward to getting this shit over with. I have had some issues with tinnitus since this started, which I would say has gotten worse after this last round - I have felt some general wooziness/equilibrium imbalance feelings this time around related to it, which hasn’t been fun. I guess ototoxicity is one of the unfortunate side effects of the cisplatin. Has anybody who has been through this drill had problems with this/found anything effective to help with it?

Peter Thiel, the billionaire venture capitalist and early supporter of U.S. President Donald Trump, has urged long-time associate Elon Musk to quit the Giving Pledge under which signatories leave the majority of their wealth to charity. In particular, Thiel says he has grown wary that an Antichrist will emerge who will create a one-world government on the promise of something like stopping nuclear, AI or climate-induced disaster. Look, I'm in here praising Sark for beating the shit out of and out coaching our top 10 ranked rival and he clearly deserves it. I'm very happy about it. It's a huge move in the right direction. That said, just because a consistently abusive boyfriend/spouse apologizes and does some real good doesn't mean he/she should be forgiven all his/her history of abuse, errors and trespass.

  21. All of mine are in real estate. Coming out of the financial crisis, I bought real estate with buddies. By the 2019 or so timeframe we were at close to 300 doors, had a property management company managing 800-1000 doors, lawn company, etc. Property values were not increasing in our market and it was all a big ass headache with our day jobs, so we liquidated leading into and through Covid. The values I’m seeing on the same properties selling now is significant. One 8 plex we sold for $300k (needed some work) is currently listed for $1.2M. I also had a chance to buy 30+ finished condos in a development on 30A out of receivership for $250k each back then. We put the money together and had an accepted offer at less than that with the bank and got cold feet during due diligence because it had what we thought was a strange beach access setup and a couple other issues. The association had a pontoon that ran you back and forth across a dune lake to a beach access and we thought for rentals it just wouldn’t interest them. Last time I looked they were selling in the $1.3M range and the building stays heavily rented. The state helped fund developing a 1000 acre lake about 30 miles from me. During the time frame where they were doing surveys, I had a chance to buy what ultimately would have been 20+ waterfront lots and additional land for less than $200k. We walked the property after they had surveyed it and just couldn’t get a good feeling about the static water level line and there were a lot of questions about homeowner access still. Needless to say that was a bad call.
