  9. If that's a low fence hill country buck he's mature in my experience. If I'm wrong then its the difference between being 4.5 and 5.5 but I'd lean to 6.5. Hill country bucks are so tough to age unless you can get practice with verifiable photos or sightings over a series of years. I've always said they age on the fringes. Their backs and bellies start to sag and their nose starts to bull, but it's seldom obvious. It's never as pronounced as a South Texas buck or midwestern animal. It's nuanced. It mostly shows up in mass (check), often in coloration (check), and in character points or stubble around bases (check), especially if they aren't surviving solely on protein year round. The more they're relying on native forge, the more I always lean to older than they look and vice versa - if they have year round protein. We use this sheet to help with newer hunters or anyone who's hunted outside the region. It's pretty helpful and goes along with what we've seen in management practice for a long time.

  13. Back to scammers. We had a guy call up, said he is battling cancer, and needs to sell his waterfront home, here in Granbury. Well it is within walking distance of the square, built in 2023. We ran comps and were going to list it at $1.75mil. We had walked the outside of the house, and it is absolutely a killer place. This guy even goes as far as to sign a listing agreement, as the owner of the property using the real owners name. The owners live in Littleton, CO, we asked if there was a key hidden. The scammer said he needed to ask his wife, she said she couldn't remember, so he told us to just call a locksmith and have him change the locks. My broker (Mom) said that we wouldn't do that, that he needed to call a locksmith and give them his credit card number and authorize it himself. Things got real quite suddenly. On a hunch, Mom found the wife's phone number online, and when she called the lady answered. The lady was blindsided, she said her husband is fine, and that they have no intention of selling. The Granbury PD is involved now, they have the guys number and real identity, he is in Houston, so I don't imagine anything will come of it. So, beware of people that are wanting to sell their out of state vacation property, and are not willing to come meet you face to face. There have been other scammers trying to sell people's vacant lots around town as well. County records departments are going to have to come up with a game plan to keep this from happening. Maybe require the seller to go to the courthouse and verify ownership, and the sale before issuing a deed. At least on property that is not their primary residence. CHIEF
  14. It's me. I used to do exclusively travel nurses, but post-covid that industry has shrunk. My current tenant is a Pendleton Marine that recently PCS'd from Japan and is winding down her contract. She'll be here for 4 months total. Immediately before that, I had a civil engineer from the high desert that took a construction management contact in the next town over. He stayed about 6 months. Before that, it was a young guy that was serving a 6 month IBEW apprenticeship at a local company. Current tenant is moving 11/3, and I've got a woman from here that relocated to FL, that has a home organizing and decorating business. She wants a month here because her local clients want help decorating for the holidays. It's been great for us. In the last 2 years, I've averaged about 4 weeks vacancy per year.
  15. Reminds me of when the first radiologist didn't see the fracture in my daughter's elbow the first time and so the doctors tried to get us to make her use it after about a week. After she screamed in resistance we brought her back in and said check again and 2 of 4 radiologists saw the fracture on the next x-ray. I had seen the position of her arm when she hurt it and despite how young she was saw almost no way it wasn't broken. I'm assuming the 2 who still didn't see it now work for the Astros.

  18. Man these are always tough but I'd say that buck at least 4.5 and I bet in 4-6 weeks when he's added some weight and and the neck is all yoked up for the rut he will look older. He could also be a healthy 3.5 year old due to the long looking neck. Super helpful I know but I love those chocolate horns.

  24. I'd hope that Bobby is just playing his part here and the reality is somewhat different. It doesn't do anyone any good for the coaching staff to panic publicly. For all we know, they told Bobby "holy shit, the guy looks more like Taryn Manning than Peyton Manning, and we have no idea why - but don't print that, we'll be fine".
