  1. Currently sitting in Miami en route to Austin and about to move gates for the 8th time in the last five hours because of delays and adjustments, thanks AA. Playing devil’s advocate, it sounds like travel this weekend was a shit show everywhere.

I’ll share this so the other mortgage folks see it-just closed a second home purchase last week ($300k purchase, 20% down) and had to do a pricing cure due to Mavent fail such that our gross was about 120 bps (our average conventional, by contrast, is about 290). Once we pay our branch stuff it’ll be a loss. I’ve told our staff that we need to classify all second home purchases as investment properties going forward so the HMPL test isn’t applied. Coincidentally, I locked this one right before a rate jump and it failed the test because the index it uses to compare pricing was 6 days behind my date of lock (so an example where the CFPB’s imposed compliance obligations aren’t flexible enough to accommodate rate deterioration of this magnitude). This, of course, is to the long-term detriment of the borrower if we have to require additional down payment or a program change to make a profit (or otherwise we just don’t make them at all).

  9. Wow, a surprising amount of Institute love here. I’ve read pretty much everything King has written besides his crime pulp and probably the one that made the biggest impression on me when I read it was Hearts in Atlantis. At least on this thread I’m not seeing Revival, and if you liked The Jaunt then it should be in your wheelhouse.

  12. I’m stealing this from elsewhere but he’s a regular season player, not a playoff’s type player. He has a skillet that’ll rack up counting stats but can be negated by longer, better defensive players and simply doesn’t have the athleticism to grow into something else.
  13. Does anyone have a recommendation on an installation firm? Additionally, any best practice advice in terms of evaluating options? I’m by the Domain, relatively small lot so not a lot of complexity required.
  14. Yeah, I don’t want to overstate it (I did say “mediocre”, not crappy). Obviously small sample size but Bagwell was pretty helpless in the postseason 97-99 (I was going to point out Alou as someone more naturally talented like Correa to support my argument but it looks like Kevin Brown stole his soul in ‘98, too). My main point was that I think the Astros teams of the last few years can hit anybody and I didn’t feel that way about previous teams.
  15. I think that’s some of it, but I also think Bagwell and Biggio at least were maximizers who built up counting stats on mediocre pitching. That’s one reason why I far preferred the Altuve-Correa-Springer led teams; they all have the bat speed and athleticism to hit good pitching, even if in some ways each might lack the polish and skill development of Bagwell and Biggio.
  16. That probably works more effectively on an under the table offer with a 17 year old kid with working class parents and I bet it works a lot less in the future. Like @closetojumping said, these guys are learning their worth. Addison is a free agent taking offers and is going to whoever offers the best combo of money now plus a year of draft prep.
