  7. It’s definitely an unspoken problem in the housing debate. YIMBYs took control of the narrative in CA, NY, etc with “Housing supply goes up, rent goes down!”, and while supply shock has had successful short term cases (Austin, Minneapolis) but the reality is the best case scenario is to open up supply to put downward pressure on pricing while trying to address the demand side through increased progressive taxation. But that’s not nearly as catchy as “Freeze the rent!”. It’s difficult, but, like climate change, still in my view worth fighting for. And the private market is best positioned to provide supply. With 100% affordable projects costing well over $1M per unit in VHCOL cities, no state government can feasibly spend its way entirely out of this.

    So we need Obamacasa in addition to Obamacare, am I hearing that right? OK. I'll quit fucking around> I have discussed before being in subsidized housing when I was a kid. We lived there 4 years until my mom got situated( she had been out of the job market for 20 years and then suddenly was a single mom with 3 kids.) Every day was an effort to get the fuck out of there and they were decent apartments in a decent part of town, as in, there weren't crime issues or whatever. IMHO, that is what "affordable housing" or subsidies should be for, even if there was no defined time limit, it should not run into perpetuity either. As a taxpayer, I'm cool with that premise. Defined timelines with progress towards independence. Crazy, I know... The approach does not need to originate from "the gubmint has an endless supply of money." What's reasonable? 10 years? I know 4 isn't the answer. I just take issue with the folks who feel like they are owed, and I know you know where I'm coming from. There were people who lived in those apartments in the 80's who probably lived there until they died. That's not cool either.
  10. The general rule, once you get to being an adult who can rent a car, is half your age + 7, and that's as low as you go. Obviously, one can still be in a pretty low zone with that rule, but it generally keeps one out of the completely fucking weird and creepy zone.

  14. I think every Texas fan is eager to see how Miller and the new regime settle in. They seem to be on the right track already. But to me, our ongoing fan "interest" in Shaka is because of just how massive a fraud he continues to be. The guy failed at least as spectacularly as Terry but then was given a free pass by media still trying to paint him as a great coach who got a raw deal from us ignorant ingrates at Texas. If the media would instead start portraying the guy as the overrated charlatan he actually is, I'd feel far less inclined to keep celebrating his stumbles.

  18. The SEC is very polarized this year, I think your game vs UF wa the only draw drop upset. Models like the Colley Matrix reward playing teams that won 20 and 3 games and don't reward a slee of 7-5 teams in the middle. That is Oregon's problem right now, they have played a large block of .500 teams and lost to Indiana. Beating USC and Washington will help although those teams will finish with three or four losses.
