    It's Beverly Hills. One of the most expensive places in the country to live. So units are "more" affordable, so instead of catering to A-list actors and CEO's, we're bringing in the B-listers and those slumming C-suite execs instead? This is a RE play, not an "affordability" play.
  7. The big question I ask myself is what is his job title and is he doing that job to the best of his ability? The answer to me is no at this point. Even during the 2 semi final years he was not doing his job to the best of his ability. His job isn’t offensive coordinator or Texas. I’d argue that he’s don’t a better job being a OC here than he has as a HC.

  10. The only drip machine I ever owned with a grinder was a Cuisinart and it never worked right. I replaced it with a regular drip machine by Cuisinart, which lasted 24 years. Now for espresso, I have a Gaggia Brera automatic with a built-in grinder. It's been a workhorse (as long as you don't use dark, oily beans) and I'm on year 14 with it. It's easy to use and makes good coffee.

Stupid question amnesty: If Trump selectively ordered investigations into Democrats that appear in the Epstein files and an active investigation is the planned excuse that that information can't be released, won't that have the opposite of the intended effect? "Well, we can't release any information pertaining to ongoing investigations, so here's all the Republicans."
  13. Well took a couple days on and off, but got the roof recoated. Since we have only used it once in the last 2 years, I figured I would go with a cheapie recoat. I opted for RV Magic, and eternabond tape. What I decided to do was scrub the whole roof with a tire brush, simply as I was worried the pressure washer would tear though the rubber. But the was washing revealed no tears in the rubber liner that were obvious. So after washing by hand I wiped the whole all the areas I was going to tape with rubbing alcohol, which got me nearly to base rubber. Three complications - First was that I would need to put a light flash coat of sealant on the exposed rubber to get the stuff to adhere. Second was that I actually needed to sand the eternabond tape to make it tacky enough have the coating adhere to it. But in addition to the sanding, I needed to paint over the tape with some contact sement to ensure the bond. Well after all this effort it better fucking work! Anyhow I thought very hard about spending the $4500 to RV armor the roof, but in my mind I thought of a trip to the car dealership to fix a problem, then they say they need to fiz another problem to be able to do the job right and make it warrantable. So what might be a quote of $4500 ends up $6K, on a rig I have used once in two years. Instead I went the labor intensive <$600 price point to kick the can down the road. To be honest it looks pretty damn good. There were some spots of bubbling, but that will supposedly disappear. But overall, think I did a pretty good job. Things I wish I would have known.. I should have run a snap line to keep my tape straight across the. As the stuff is super sticky, and a second set of hands would ahve helped. But a snap line to aligh would ahve done sthe same thing. Second was how to use my thumb and palm of my hand to get a tight smooth seal on the edges. I was as concerned about the edges as they wrap over the corner of the roof deck and are more prone to failure like the roof seams. Getting that edge smooth was something I wanted to do as best I could because of the visable edge as well, for a clean finish.\ Overall - I feel pretty good about it. Mainly I don't have to worry about some unseen leak destroying the roof decking over the winter. I need to go check it in storage to make sure the bubbles did flatten, (fingers crossed) But considering I had done no maintenance for nearly two years, and minimal before that... not a bad finished product.

    I'm sure the units in the building will be more affordable than general Beverly Hills' prices (average home price of $3.5 million). And making more units there can have spillover effects to other areas.
