They love them for academics, and their basketball/baseball, and general well rounded athletic departments. They also love that both states combined have 20mil people that they can tap into. The theory (rightly or wrongly) is that these states will watch more SEC or B1G sports if their flagship programs were included. These programs check nearly every box you would look for other than FOOTBALL. UNC, UVA, FSU, and Clemson would be an absolute slam dunk expansion for the SEC. Personally I’d prefer to keep them in the ACC (and for the SEC to remain at 16 for a long time) but also recognize that this ~2030 expansion is more about future positioning of the conference against the B1G, NCAA, and outside influencers…more so than any immediate/direct monetary/competitive benefits for the SEC.

On Tuesday, Jack Osbourne had some charged words for Roger Waters after the Pink Floyd co-founder said in the press that he "never did" care about Black Sabbath and "couldn't give a fuck" about Ozzy Osbourne. "Hey Roger Waters, fuck you," Jack wrote on Instagram. "How pathetic and out of touch you've become. The only way you seem to get attention these days is by vomiting out bullshit in the press." In a recent interview with The Independent Ink, Waters seemed to have some pointed words about Osbourne, and also Black Sabbath's music. "Ozzy Osbourne, who just died, bless him in his whatever state that he was in his whole life," he said in the interview. "We'll never know. The music, I have no idea. I couldn't give a fuck." Waters added: "I don't care about Black Sabbath, I never did. Have no interest in biting the heads of chickens or whatever they do. I couldn't care less, you know." (To be clear, the bat incident happened during Ozzy's solo career, not while in Black Sabbath.) —- Osbourne spoke highly of Pink Floyd throughout his life, and called "Money" one of his favorite rock songs in an interview with Rolling Stone in 2004. Meanwhile, Waters has seemingly always been a Black Sabbath hater, and reportedly gave a mean review of their debut song, "Evil Woman," in 1970, according to Far Out Magazine. "Well, well, well... I'm speechless - well, almost..." Waters said at the time. "You keep thinking it's going to start. You think that for the first minute, but then, if you are really perceptive, you realise it isn't going to start, and that's all there is."

Your take on this has been wrong from the beginning and I tried to check you on it early but you keep doubling down. Give it a rest. Both of you are like half-right. This shit goes in both directions. Here is why this is a very big deal that goes above typical buddy-buddy ownership protection: - Steve Balmer is by far the wealthiest owner in the NBA. You already have 29 other dudes pissed off at the very simple fact that he has more money than they do. - Balmer only carries 1/30th of the vote. He is in a very exclusive club - but it's a club in which his net worth doesn't move the needle all that much. - This is not a widespread practice in the NBA. I promise you - it isn't. This idea needs to die in a fire. Maybe James Dolan is doing it, too. If so he better start shredding some files. The gap in value between teams like the Lakers and teams like the Grizzlies is MASSIVE. The ownership group in Memphis does not have $50M sitting around that they can throw at free agents the way that Balmer did. That is why Silver is going to be forced to drop the hammer on this shit. That is why the leading law firm in America was just hired. - This rule - very specifically - carries extremely punitive consequences for breaking it. This was a highlighted focus of the last NBA CBA. Think of the NBA like a high-stakes poker game. Balmer - the guy with the most money out of everyone - basically just bought in again for free. The other players around the circle aren't going to stand for that shit. The ultimate goal is that you win an NBA championship. That's hard to do when some dickhead worth $200B is circumventing the rules.

No peaked in June and have been slowly sinking ever since I fully expect to go completely under on the last day of the season I just can’t get over how bad the offense is and refusing to do anything to change the approach or try to find some sort of spark. Altuve is 7-45, .156 (with 2 doubles) since 8/24. (7–41, .171 since Yordan came back). why anyone would pitch to Yordan with Altuve batting behind him right now, I have no idea. on cue, I’m sure Altuve will go 3-4 tomorrow with a double and a homer and then sit Sunday because of a “scheduled day off”

This team just ain't it. The roster has been absolutely decimated by injuries. The pitching staff is currently bearing the brunt of it, but they're not getting much help from a finally-almost-healthy lineup that was below even 60% strength for the vast majority of the season. I'm honestly expecting to wake up tomorrow to hear that 1 or 2 of the guys that pitched tonight has elbow or shoulder discomfort. More losses than wins since 7/1 and very few of the wins have come easy. Our largest margin of victory in our past 30 games is 6 runs (while losing by double digits several times). We only have a positive 10 run differential after tonight. We've played and looked like a slightly below .500 team since the ASB.

Maybe. Maybe there’s some hedge as well thinking we could see a bit of a surprise 50 point cut. I personally think they are still too restrictive by 150-200 basis points but I’m a contrarian by nature, who knows. I follow the macro but trying to time up policy or market moves in the extreme short term is a fools errand. Like trying to time any market be it stock, housing etc. I have so many problems with how my industry has been run the last 2.5 years from a facing the customer perspective that it makes me sort of ragey in a purely autistic kind of way where something doesn’t affect me but it bothers me bc it’s not being done right. do you know that when rates where in the 7’s 80% of the market was buying points? That’s literally fucking insane. Buying points at the height of the market when you are most likely at any time ever to be refinancing shortly into the future? it’s like the morons who were putting people on arms during Covid… really? You want to make it so your rate can get worse than 2.75%? there’s nothing in this game that’s more important than the break even time. Get that break even below 6 months (0 is better, having money out in your pocket is even better than that) and don’t get greedy and take money off the table (for free) every time rates drop. this was actually a fuller answer to gator’s question -
I think a good bit of them are naive, and think that the morals of the country are unassailable. And now they are beginning to wake up. Maybe it's not enough, but it's more than we had.

This is why I structure everything for all bills paid when rates are higher. So they can jump and take the win now and do it again in 6 months. My suggestion is not to hunt bottom until you get into 30’s with a 4 handle. Personally I have 37 loans on the books right now for September and expect to add 15 more. That’s after closing 19 in August. I expect to be the #1 or 2 volume LO in texas in the broker channel for the month. We shall see. My clients response that have worked with me in the past is trust, because we’ve planned this strategy for a year or two with lender paid buy downs, lots of closing cost money from me and other stuff. people who get referred to me have a response of “why doesn’t everyone do this?” Well, bc the typical customer doesn’t understand the business so they ask exactly one question “what’s your rate?” So the vast majority of LO’s become stupid rate monkeys that don’t listen to their customers lives and plan strategy accordingly. -
