So trickle down.....that could "theoretically" free up housing downstream by building in arguably the most expensive piece of RE in the country.....unless they are first-time homebuyers or renters dying to live in a prestigious zip code. If the state really wanted to look at solutions to lower housing prices, you start by not building in the most expensive zip code in the state. There are three things that make housing affordable or not: the rate, the amortization period, and the amount financed. CA is looking to reinstate their "Dream for all" program in '26. If those that are familiar with the program remember, it was a shared equity solution where the state gave homebuyers up to a 20% DPA. Upon sale of the house, the state receives 20% of the sale of the house. WA state experimented with this as well. You can offer a focused approach with a program like this if you really want to help people, especially teachers, first responders, etc that can never afford to live in the communities they support. For ex. School districts could offer this as an employment perk for new/existing teachers to shop for homes closer to the schools, knowing they can now put up to 20% down. The elasticity of their purchase power is now stretched considerably. Firefighters, LEO, etc could do the same.

I just realized that this is the .357 SP101. Aren’t you a big 327 guy? I still may buy the SP101 .327 but it doesn’t come shorter than 3”, and that’s why I haven’t bought one yet. I would have already bought one if it came with the same 2.25” barrel configuration that the .357 has above.

I'm no finance or real estate expert, but I think this premise is very questionable. I may be wrong, but I'm guessing that when supply increases, demand will also increase, and the demand for these new units will far outstrip the supply, because who wouldn't love to have a Beverly Hills address in their real estate portfolio? If the demand is stronger than the supply, the prices aren't dropping, and may actually increase, but then again, I'm just guessing.

Texas' path to the 10th spot and playoff birth Needs: Finish 9-3 with wins over Arky and Aggy Move up 7 spots and get to the 10th seed to avoid ACC and G5 champs Teams that can still drop enough for Texas to jump. #8 Oklahoma- Games vs Mizzou and LSU. Need 1 loss here #9 Notre Dame- Syracuse is the only game left they could lose. #10 Alabama- A loss in the iron bowl to Auburn is always a possibility. A SECCG loss does nothing for us unless it is a major blowout. #11 BYU- Cincinnati is their final test this weekend. Would need this or a Tech blowout in the Big 12 championship. #12 Utah- Finishes with the Kansas schools who are both down this year. Need 1 of 2. #13 Miami- Pitt in the final week is the final hope. Likely out of the ACC championship so would be an at large competitor to ND if both finish 10-2 #14 Vandy- Tennessee in the final week looms large. A 10-2 Vandy and 9-3 Texas would be a tough convo for the committee who seems to not care about H2H this year. #15 USC- A loss to Oregon tomorrow does the trick. If USC wins tomorrow then they will be the leader in the clubhouse over Texas. #16 Georgia Tech- With an almost certain loss to Georgia they will need to win the ACC to get in. I feel we will move a minimum of 2 spots with the Vandy H2H and a likely loss for USC this weekend. Miami and OU could easily lose one more. Utah should win out but they have been middling most weeks. -
Lol, not my first rodeo. I too thought Sark was a mid hire, and while I mock the aggie style of "2 semis put it on the wall" logic I too was impressed by Sarks performance in getting to the CFPs. For the record I too thought Sark was another very mid project hire, just like the others prior to his arrival all the way back to Mackovic. That said something became painfully obvious this year, well lots of things but one thing in particular. Last year, I own I was very critical of Quinn. I had high expectations for Arch and hoped with the right QB the ship would set sail. I was horribly wrong in both regards. The issue last year wasn't Quinn and this year isn't Arch. @Thatguy tried to make it clear (though I still disagree with some of his logic) but I couldn't see the forest for the trees. I saw bits and pieces on occasion. I had the puzzle mostly put together but didn't have the finished picture so was lost. This particular aspect is why I am so vehemently frustrated with Sark. In retrospect, knowing the full picture, and to a degree, I saw most of it last year, Texas had a championship caliber team. Truly. From D to QB, from OL to LB. Now ST were not great but thats a separate issue. Penalties and RZ performance kept Texas from winning a national championship. That's 100% coaching issues. That torques me, a lot. Then this year came, D has gone poop and what I still believe to be generational talent a QB is being squandered because of horrible off season choices, terrible offensive schemes and a myriad of other coaching blunders. So if it is getting worse, and I'm accurate in my assessment that NIL doners are frustrated and likely to pull money with Sark at the helm... well.... the future is bleak. Maybe I'm wish casting to prevent the doom I perhaps incorrectly see coming next year. The tea leaves I'm reading support my position, but the truth is I'm a coffee guy so wtf do I really know. Nobody reads coffee grounds.

This analysis was pretty spot on. He called for 80 if 95 broke. We made it 80,700 and finally got decent bounce. I put a drop in the bucket and reset some small daily buys for fun. Thank you for this post. It means we're getting near a bottom. I'm not very smart, but this explanation seems pretty feasible to me. -

I mean, there is Project 2025, but Trump ran from that on the campaign trail, lying all the way, and it mostly seems pretty unpopular except for the fact that Trump's doing it. I agree though that it is going to be really hard for them to replicate Trump and secure his base.

I have two goals for the remainder of the 2025 season: 1. Win the Big 12 2. Beat aTm in a playoff game*. *And should this happen, I guarantee you aggy excuse will be they had a tougher season playing in the sec sec sec and thus they were more beat up than Tech in the playoffs. I guarantee you some agroids will say that very thing should we beat them in a playoff game.

If you had you would realize how ridiculous you look making statements like this. On top of that you spend a very large percentage of your time trying to dismiss everything you read here. Certainly not. And that isn't what the (initial, at least, until it went off the rails) people passing along info were saying. Now, if there's cause (which is what this started about), then there comes many more facets to consider. So the way I see this mess is that people heard some information and shared that. People with a brain are going to say fire the guy just because it's a down year. However, if that down year is because of off-field issues, then that may be a different story. The real question is would people rather have a heads up about what people "in the know" are talking about and hearing, or would they rather be an ostrich with their head in the fucking sand and get blindsided by something they could have at least been prepared to possibly happen?
