As do women volleyball players, swimmers, divers, track athletes, etc......and you can find it in other parts of the world where supposedly they don't have the advantage of the Title IX supported feeder programs (i.e. college basketball).

So much to love. It's not an indictment on the PASSION, of our fanbase, but it's certainly an indictment on the general success in life of their fucking fanbase and alumni, which is stupid, poor, unsuccessful, and so fucking stupid it had to be said twice. And that doesn't even get into their general hygiene and average number of teeth per imbecile. "It's not an indictment on their passion, just every other aspect of their humanity." Fucking losers. Additionally, the rest of the article is also delicious. "Well, the real problem is a lack of guidance from the NCAA..." OH, is that so? If they'd been more clear in their direction would that have magically filled your pathetic coffers? No. "Universities aren't run like businesses." Weird, one University with a great fucking business school seems to have figured out how to cut through bureaucracy and red tape. Mostly because a bunch of alums from the school figured out how to cut the fucking red tape. Reading that got me harder than Helobious when a DT prospect officially visits Texas.

I know Texas tends to not badmouth other schools as part of their recruiting strategy, but Georgia is reaching the point where parents ought to be concerned about their meal tickets, er kids, going to a school where ending up with a conviction is more likely than ending up in the nfl. -

I mean....I could even argue with you on that point (worthy of a whole separate thread: we have enough resources and the ability to maintain the population on earth, and even have it grow more. We just don't manage or allocate the resources appropriately). But underneath all of that is some complex morality, moral weighing and judgments, etc., which AI can't/won't do. It can get some basic rules, like "don't come up with a solution that calls for directly killing people," but complex moral thought is beyond it. AI is a tool. If that tool is used to "replace human thought and decision-making in ways that may totally disregard moral guardrails," then we are mis-using it. In the end, our cultural worship of the profit-motive at the expense of everything else (oh the irony....that's a moral decision we've made, and it's a shitty one) is setting us up for unspeakable disaster.

It's the servicing revenue and MSRs. The deal is inked to close in Oct of this year, but we'll see. Redfin is just now completed and this is many multiple more complicated. From what I know, the originations side of the house will be heavily Rocket-centric, and the servicing will model was Cooper does today. -

There’s 2nd lien cash out loans (which, if your current loan is a cash-out you’ll be ineligible for) and lots of “buy before you sell” options. I’m not a big fan of the latter because they are pricey (we have a deal with UpEquity and we typically waive the premium they pay us, but it’s 2% or more in fees), but they are a solution to someone who needs a short-term loan to buy a house they can’t qualify for otherwise. -
If I ever have a "blowout" at work that requires me to have to go home and take a shower, I will not be returning that day. Probably not the next day either. Matter of fact, I'm probably taking the rest of the week off.
