  2. Per Charlie, Mac is the driving force behind the show. I’d imagine it’ll continue as long as wants to keep going, but Charlie seems to have many interests outside of the show + a family. And Kate is on a network show.
  3. It’s always getable. East Lake is a terrible venue for such a big tournament.
  4. My God. That was incredible. I missed that when it came out in 2003, and now I have to watch it. Thanks for posting that.

  6. Serious answer: You could live in a community that has deed restrictions addressing things like property use, setbacks, and construction design, but those deed restrictions to not create an HOA that enforces those restrictions. Some older communities that were created by less sophisticated or sloppy developers have similar deed restrictions that do not create an HOA to enforce restrictions, collect assessments, etc. I've encountered a few of those communities, and in some instances the neighborhood has created their own HOA, which is purely voluntary and does its best to monitor compliance, but that HOA does not have the legal authority to file a lawsuit to enforce the restrictions. Under the law, an individual owner in the community has standing to sue, but someone who is concerned about a violation rarely is mad enough to spend their own time and money pursuing an enforcement lawsuit. And as troph mentioned, with or without an HOA, if there are enough similar violations around your neighborhood, the offending owner could have a waiver/abandonment claim for that particular restriction. There's no magic number of violations for that to happen. The rule is generally, can a person driving through the neighborhood observe enough violations that they form the reasonably belief that the community does not enforce that restriction.
  7. bUt BiDen's InFlAtIoN!
  8. And all the loud online voices sound just as misinformed as Helo. Who is paying more taxes?
  9. Take it to the history thread, nerd.
  10. Season 2 already with a shitty callback episode.
  11. I watched. Plenty of support. So many who “claimed” they just want to slow it down were already wearing No Project Marvel. lol.
  12. something is happening.
  13. BurgleBro

    South Park

I hope they don't move on from Towlie, what a horrible way to go lol lol
  14. wonder if that's just the same strategy new parents use to put their newborns to sleep. maybe the SS is tired of trying to get him to go to bed
  15. Shockingly, this is apparently wrong. One google search brings up a bunch of “Newsom receives major looking boost” articles. Trump however hasn’t been this unpopular since 1/6. So, you know, upside down world.
  16. 7 drops have hit my roof in Cedar Park. Ooh, shit, 8 and 9. It's on.
  17. I always get accused of being too optimisitc when I do these- but I'm really not. People pay attention to the big number but the caveat on that is always, if we have a huge season and everyone stays healthy and plays well which they won't. I initially had both of them a level up, but chickened out. Williams being in the bottom group is why I said 1 instead of 0.5. Guilbeau not being in the top group is why I said 7 and not 7.5. I missed on exactly one guy last year in my "guaranteed drafted" column and that was Isaiah Bond. I thought Jake was 75/25 to get drafted and Connor was 25/75- so that played out with 1 pick like I expected it to be. Sort of surprised Trey Moore and Michael Taaffe came back or we would have gotten to that 15/16 I had as definitely possible.
  18. lol Fat Boy is apparently going to patrol the DC streets tonight
  19. JT -6 through 9.
  20. Hell, at 9%, might as well pull out a HELOC, and finance a Hellcat at 7% with 0 down while you're at it. You've got a hell of a deal!
