You’ve read one article but haven’t read the book and your conclusion is that the author sucks and that its arguments are flawed? Fwiw, Klein had on two guests from the left last week to critique his book from that side, one of whom was AOC’s chief of staff. Derek Thompson was also a guest last week with Tim Miller on the Bulwark and made a good point that the book’s argument are a little nontopical when ‘26 is going to be a referendum on Trump and ‘28 is likely to be as well.

Because the data is all old, right? As most of the sales for comps, are the same sales the owner is aware of, if they are sophisticated in their market. So what's your solution? I guess I would tell them this is what the math says, but I think this market data while the most accurate I have, is not reflective of today's market? I mean it's the rock and the hard place. You list too high, house sits customer is pissed. You tell them the real low number and they flinch? I guess I go for the flinch, and explain that I am trying to sell the house, not just list it... But as an appraiser you could indeed justify the $1.1 million, for a loan. correct? 😉 Because you can show your work... *** What sort of rates are you guys view as what your buyers are "looking for" to pull the trigger? Or a recent range of acceptability with the ups and downs. -
Merz did a good job pissing off some of the coalition he needed to get elected in the lead up to the vote. He lost a lot of the goodwill he would have had prior to taking the role.

I’m PCing Skenes a bit as I landed a number of his Bowman signatures last year (including a mini diamond auto). Am going to get this graded then figure out if I want to sell. He’ll probably go out for TJ surgery while this is sitting with PSA, lol. I sold a bunch of PC-A in the offseason. Oh well. On the flip side, I dumped a lot of numbered Jasson Dominguez high last year. That’s looking smart.
