One thing that could help with that is going back to a bit more of a local centric recruiting strategy. Instead of chasing the top 50 WR from Florida, maybe taking the top 200 WR that is from Texas. They'll be less likely to bolt after one year and cause you headaches, chasing so many players every portal season. You could also get the side effect of having a more cohesive team with similar backgrounds. I'm not saying good kids from good families and junior days with 10 commitments, but there has to be a better middle ground imo.

Yeah, but it’s not really anticompetitive. They can still move for whatever offers they receive at any time. You can also use scholastics as the rationale. They have to have two consecutive years in the same location to graduate in most instances - typically the last 60 hours have to be completed at the institution for them to grant a degree. If they have to sit out a year before being allowed to play, this would help them reach that threshold. I just think this is the only avenue that stands a reasonable chance of holding up in court. Otherwise, we’re looking at yearly chaos.

Top value in that immediate vicinity is 2.8M for a 5/8 10.7k Sq foot. Most everything else in 79424 is in the low 200s. I cannot imagine what compels someone to take their 3M home budget and build an abomination across from a steakhouse that is desperately clinging to a 4 star yelp rating

I worked in the same office with Stonie Clark for a few months. He could not take two steps if somebody new was at the office and was a Texas fan without being told thank you. Most times that was followed by offers to go to lunch. Tre gave all that stuff up because his agent did not know what the market is doing and on top of it they handled it the wrong way. In this cycle you can forgive agents not knowing the market seems to be in flux but not stepping on the plane like has been mentioned in places that is just burning bridges.
