They're outrageously high pretty much everywhere.   We are planning a last minute road trip and one of our stopovers is probably going to be in the Nashville area.  Even places 20-30 miles away in Franklin or Murfreesboro are still pushing $300 for a mid tier Marriott property next week.

And its not just Nashville.  The Westin in downtown Houston is $650.  W Dallas is $1200.  JW Marriott in downtown Chicago is $975.

I would have assumed prices would be much lower due to decreased demand and the time of the year.  What gives?

It's been a trend the last two years at least.

I go to NYC 1 week every month. You can't get a big brand (Bonvoy, IHG, etc.) anywhere in the city (FiDi to as north as Hell's Kitchen) for less than $700/night. That's like lower end too (e.g. Courtyard, Holiday Inn) and up to $1400-1500 night for better properties.

SF is the same.

I was told the post Covid travel crazy was starting to slow down. I do know I’m getting lots more personal emails from AA and Delta and heard their bookings are down. But 1000% hotels and rental cars aren’t coming down. My hotels are not higher end either.

I think you're noticing that the parts of the economy with the most price elasticity are those serving consumers most vulnerable to inflation.  Hotels are increasingly chasing after the same smaller number of higher income travelers and the math of fewer travelers at higher rents pencils out for them.

I took the price of my upcoming reservations from my ap:
This coming week, The Colony Texas Fairfield $112/ night M-F
Following week, Lubbock, Residence Inn $135/ Su-Th
Nov 1-12, Chicago, Courtyard Midway $138
Nov 13-16, Houston Marriott Westchase $158
Nov 28-30, Temple-Belton, Fairfield, $138
Feb 10-13, Las Vegas Westin, $219( that market has been at that price for the past 2 years at a minimum.)

 

Are any of these luxury accommodations?  Nope, with the possible exception of the Westin.  Are they dumps?  Also nope.  I also plan my travel out 45-60 days out when possible.  Work stuff changes last minute sometimes, but if you're diligent you can find decent pricing.  I honestly laughed at the notion of "I wanted to go to a touristy area this weekend, and couldn't believe I was getting jammed on hotel pricing!"

Also, "last minute" could vary for different people.  If you're talking about the weekend of the 18th, LSU plays Vandy, so that could be affecting the price as well for the Music City area.  That's a huge watchout this time of year, along with college graduations in December and May.
